DRESS YOUR HOUSE FOR

Staging your home is the way to 'showcase' your property when you ready to
sell! We live in a home one way, and we 'stage' a home for selling in

are a few tips to help you get started.
FIRST IMPRESSIONS COUNT!
- Make sure your home can be seen
from the curb! IF you home can't be seen it can't be sold! Cut back
shrubs and trees. REMOVE dead bushes.
- Make sure your front walk is clear, and all shrubbery is cut
back neatly
- Freshly paint your front door so it gleams
- Make sure your entry is clutter-free and inviting
- Use a fresh 'welcome mat'
PLEASE LET THE SUN SHINE IN!
- Open all window treatments when showing your property.
IF POSSIBLE: Replace window shades with blinds.
- Turn on ALL lights during an evening inspection

ORGANIZE & DE-CLUTTER THOROUGHLY!
LESS IS MORE! Rule of Thumb is to
remove 2/3rds of furniture and personal belongings:
- Remove excessive furniture (
i.e.: additional dining room chairs)
- Concentrate on 'one' focal
point per room
- Pack excessive personal photos
and collections (i.e. snow globes, trophy's)
- Clean out 'all' closets so they appear spacious
- Empty out your garage
- Pack extras in the basement or
a storage facility
SPRUCE UP YOUR BATHROOM!
- Repair all caulking in bathtubs and showers
- Display fresh, clean towels and bathmat
(light in color)
- Replace old toilet seats
- Remove personal toiletries from vanity
and toilet top
DONT CAUSE CONTROVERSY!
- Remove offensive photographs or posters
- Spray a room deodorizer to neutralize all odors
STAGE ON A LOW BUDGET!
- Freshly paint any walls or rooms that look old or dirty (use
an off white color )
- Remove ALL dated wallpaper!
- Remove worn or stained wall to wall carpet and leave the
natural wood flooring exposed if possible
Remember that your home has only one chance
to make a good first impression. The secret to getting the most money for your home when
it sells is to spend some time, effort and money beforehand. If you make the right
improvements today, youll sell faster and pocket more money tomorrow!
